SIM RENTAL RULES

Rentals are a benefit for donating to the sim. They are a privilege and not a right. 
Rentals are limited to one per person. Exclusively for the purpose of either business/faction or a residential space. Faction/business must be approved before purchase.

1. Please pay your rental on time. 
    a. You have 48 hour grace period once rent is due. 
    b. We are not responsible for lost no-copy, ruined scripts, or broken items that are returned. 
    
2. There are no refunds on rentals. 
    a. If you wish to move rentals, we will gladly move you. 
    
3. We ask you remain on theme: Fallout is a 1950-esque post apocalyptic world.  
    a. Please keep 'mailboxes', 'on/offline' boxes, or other hover text scripted items in your inventory. We're aiming for immersion.

4. Exterior items placed must remain within the bounds of your rental.

5. Please keep your prims within your allotted amount. 
    
6. Main bases for factions can only house faction members.

7. You may have others help you decorate as sub-tenants (Message Lex if you need prim consolation) 
    a. if you do not have the means to decorate your space, our staff will gladly do it for you.
       
8. Rentals are not safe spaces. 
   a. Though not safe, they are yours and cannot be taken. If someone enters your apartment WITHOUT roleplay, they may be kicked out oocly. 
   b. Break-in Roleplay requires the renter to be aware oocly prior to the intent so they may tell you what is there.
   c. Please don't log out in someone's rental without their approval. 

 

9. Once you've become an established tenant, this rental may not be taken/stolen from your possession IC.
   
10. Rezzed animesh items (Pets, NPCs, etc.) and rezz-room boxes are prohibited.

Rentals at Roswell have a tenancy timeframe of 2 weeks at a time. Tenants may only be able to rent a unit for 2 weeks at a time unless spoken with the Rental Manager (Lex Akros) about an alternate agreement.

Rentals are maintained at the discretion of the admin team. Should a player keep paying rent but not roleplaying on sim in a consistent fashion, it is enough grounds for said Tenant to lose their rental unit.
